1031 Exchange & DST Guidance

For clients considering a Section 1031 exchange, we can help evaluate whether a Delaware Statutory Trust may fit within the client's broader investment and financial plan.

Exchange Planning

Review objectives, timing, liquidity needs and how a potential replacement-property strategy fits the overall plan.

DST Evaluation

Discuss sponsor, property, structure, projected income, fees, concentration, financing and other material investment considerations.

Professional Coordination

Coordinate with the client's qualified intermediary, CPA and attorney as appropriate while keeping tax and legal advice with those professionals.

Delaware Statutory Trust investments involve risk, are generally illiquid and may not be appropriate for every investor. There is no assurance that an investment will achieve its objectives or that a 1031 exchange will qualify for intended tax treatment. Clients should consult their tax and legal professionals regarding their individual circumstances.

Our team

Frequently asked questions

Common questions about working with an independent registered investment advisor.

What is a registered investment advisor (RIA)?+

A registered investment advisor (RIA) is a firm or individual registered with the SEC or a state securities regulator to provide investment advice for compensation. RIAs are held to a fiduciary standard, meaning they are legally required to act in the best interest of their clients at all times. Schulmerich & Associates Asset Management, LLC is an independent RIA.

What does "fee-only" mean?+

A fee-only advisor is compensated solely by the fees clients pay directly — typically a percentage of assets under management — and does not earn commissions, referral fees, or compensation from product sales. This structure eliminates many common conflicts of interest and aligns the advisor's compensation with the client's account performance.

What is a fiduciary financial advisor?+

A fiduciary is legally and ethically obligated to act in the client's best interest, not merely recommend "suitable" products. As a fiduciary RIA, Schulmerich & Associates places client interests first in every investment and planning recommendation. This is distinct from broker-dealers, who are held to a lower suitability standard.

What is the minimum account size to work with Schulmerich & Associates?+

The current minimum account size for a new advisory relationship is $250,000. This allows us to provide the level of personalized attention and comprehensive planning that each client relationship requires.

How does Schulmerich & Associates charge for its services?+

Our annual advisory fee begins at 1.00% of assets under management and is reduced as the total amount of assets we manage for your household increases. There are no commissions, hidden fees, or product-based compensation. Specific fees are described in the firm's advisory agreement and Form ADV disclosure documents.

What is a 1031 exchange, and can you help with one?+

A Section 1031 exchange allows an investor to defer capital gains taxes when selling investment real estate by reinvesting the proceeds into a "like-kind" replacement property within specific IRS timelines. Schulmerich & Associates can help evaluate whether a Delaware Statutory Trust (DST) may fit within a client's broader investment and financial plan as a potential replacement property. We coordinate with the client's qualified intermediary, CPA, and attorney throughout the process.

What is a Delaware Statutory Trust (DST)?+

A Delaware Statutory Trust (DST) is a legal entity that allows multiple investors to hold fractional ownership interests in institutional-grade real estate. DSTs are commonly used as replacement properties in 1031 exchanges. They are generally illiquid, involve risk, and may not be appropriate for every investor. Schulmerich & Associates helps clients evaluate DST options in the context of their overall financial plan.

What credentials do your advisors hold?+

Stephen C. Schulmerich, President and Portfolio Manager, holds the CERTIFIED FINANCIAL PLANNER™ (CFP®) and Accredited Investment Fiduciary® (AIF®) designations. The CFP® designation requires rigorous education, examination, experience, and ongoing ethics requirements. The AIF® designation signifies expertise in fiduciary standards and their application to investment management.
